Which Forsyth County Records Are Open
Georgia's Open Records Act generally opens existing agency records unless a specific exemption or another law controls them. Forsyth County public records include land indexes, assessment rolls, many court dockets, permits, and public parts of government files. Access can mean free inspection, an online index, a clerk image, or a paid certified copy. The table separates the finding tool from the office that holds the actual record.

Public does not mean searchable by anyone's name online. Adoption and many juvenile matters, sealed or restricted cases, protected voter identifiers and addresses, DMV personal data, and recent vital certificates remain limited. An agency cannot release those fields merely because a request cites the open-records law. Ask instead for segregable public fields, a docket index, or an older archival series.
Access Forsyth County Land Records
The Clerk's county Cott eSearch offers guest access and a quick-name form. It indexes land records by party and recording details. General land records run from January 2, 1980 through December 31, 1997, followed by the standardized State Land Records series from January 1, 1998 forward. Other series differ: older plats start in 1961, liens in 1991, partnerships in 2005, and trade names in 2005. Earlier deeds require the Clerk counter, archived books or microfilm, GSCCCA tools, or archival sources.

An index points to an instrument. It does not certify ownership or current residence. Use book and page, file number, legal description, and party role to request the image or a certified copy.
Forsyth County Copy Fees Compared
The Clerk lists regular copies at $0.50 per page and staff-assisted copies at $1 per page. Oversize pages are $2. Certified or exemplified copies cost $2.50 for the first page plus $0.50 for each added page. Certification is an authentication supplied by the custodian; a normal image is often enough for research. Ask for certification only when the receiving party requires it.

Trade-name filing and recording charges are not copy prices. Similarly, vital-record fees follow a separate statute and eligibility process. Define the product before comparing costs.
Cost control begins before the request. Use the index to capture the exact instrument number, book and page, case number, or date. Then ask for the specific image or order rather than a whole file. Staff-assisted research costs more because the office must locate the citation. If a regular copy will answer the question, it avoids paying for authentication that has no added research value. When a series predates online coverage, ask whether a counter index or archived image exists before ordering broad staff work.
Review Forsyth County Court Records
Forsyth Superior and State Court files belong with the Clerk. re:SearchGA may show court, case number, parties and roles, case type, filing status, docket events, attorneys, and disposition, depending on court participation and the user's role. Magistrate, Probate, Juvenile, and Cumming Municipal Court use separate channels. A docket is a case activity list, not the full certified file.
The offline criminal copy form accepts defendant name, case number, year, charge, date of birth, and the exact document wanted. It can request an accusation or indictment, final disposition, or another named filing. Mail and email return are offered, but certified and restricted copies cannot be emailed. For civil files, add the case type. A focused final-order request usually costs less than asking for every docket page.

Inspect Forsyth Property Public Records
qPublic searches assessed ownership by owner name, parcel number, or location address. A parcel result may show owner and mailing address, site address, parcel ID, legal description, values, sales, and building data. The mailing address is for tax correspondence. The site address identifies the tract. Neither proves who currently occupies the property. A homestead flag supports residence as of the applicable January 1 date but is not conclusive for another day.
Forsyth GIS adds parcel geometry and map context. The county warns that displayed boundaries are not certifiable surveys. For valuation evidence beyond the summary card, request the parcel identification number, tax year, and a named worksheet, comparable, or notice from the Board of Assessors. The county's annual assessment material says support records may be requested, and property owners have 45 days from mailing to appeal.
Owner-search limit. Qualifying safety-sensitive workers may suppress results from assessor and tax searches, so a blank result may reflect lawful privacy protection.
Separate Forsyth Vital Record Access
Forsyth Probate Court provides local birth and death certificate service and county marriage records. Georgia DPH maintains statewide birth and death records from January 1919, plus marriage records from 1952 through 1996. Divorce decrees remain with the Superior Court clerk. Local certified birth or death copies cost $25 for the first copy and $5 for each additional copy of the same record bought together. Current certificates require an eligible requester, identification, and relationship proof where required.
Georgia law sets archival thresholds rather than making all old-looking records open. Birth records transfer after 100 years; death, marriage-application, and divorce records after 75 years. Estate petitions may identify heirs, but guardianship and adoption records can be restricted. For an estate, provide the decedent, approximate death or file year, and the specific petition, order, or inventory sought.

Choose the office by record series, not by convenience. The Clerk handles land and Superior or State Court files. Probate handles estates, marriage, and local vital service. The county's general open-records route covers departments that do not publish their own index, while police, municipal court, and 911 records go to their responsible units.

Route Forsyth Police and Custody Records
Forsyth County jail information, Georgia state custody, federal custody, and the offender registry describe different systems. Confirm identifiers, dates, physical description, and court disposition. Charges remain allegations until a court resolves them. Current custody must be rechecked because releases and transfers change.
Incident or accident reports go to the law-enforcement agency that created them. Forsyth County 911 separately holds its recordings and logs. Give an incident number, date and time, location, names, and the exact item. Active investigations, victim or juvenile data, medical details, and protected identifiers may be redacted. The Magistrate Court is also a separate counter for its own case files.
Keep each record type distinct. A booking entry describes custody at a point in time. An incident report describes an agency response and can contain allegations. A court accusation states the filed charge, while the final disposition records the outcome. Asking one office for all four creates delay because no single custodian owns the complete chain. Save the identifier from each step, note the date checked, and route the next request to the agency that produced that record.

Apply Georgia's Three-Day Records Rule
Any person may request existing Georgia records without a state-residency condition. The agency must respond within three business days. That is a response deadline, not a promise of final production. If records cannot be produced then, the custodian should identify responsive material and provide a timetable and cost estimate. A denial must cite the specific exemption.
Search, retrieval, and redaction labor generally cannot exceed the prorated pay of the lowest-paid qualified full-time worker, and the first quarter-hour is free. Ordinary letter or legal copies are capped at $0.10 per page unless another law sets a fee. Electronic media use actual cost. Estimates above $25 trigger notice and may pause work for agreement; above $500 may require prepayment. Agencies cannot reject an existing electronic record merely because a search, filter, or export command is needed.

Request Forsyth County Public Records
Use the county's web route for a department record that lacks its own index, but send court, probate, police, and election matters to their named custodians. Describe an existing record rather than asking staff to investigate a person or create a new summary.
